Mortgage Information

Important Mortgage Information

You are free to use mortgage lender of choice. Contact your mortgage lender to assess your financial situation and determine your borrowing capacity. Some builders may require you to use their "in-house" lender for home incentives, including closing cost, rate buy down, etc.

You have up to 14 to 45 days to shop rates for a home loan without hurting your credit. This timeframe allows you to compare rates from multiple lenders without the negative impact on your credit score.

It's important to note that while multiple inquiries from different lenders are typically counted as only a single inquiry within this period, applying for preapproval or prequalification can still affect your credit score. To protect your credit, it's recommended to apply for preapproval within a "14-day window" and to avoid applying for other credit at the same time.
